Subcontractor Relations

Maintaining schedules depends on maintaining close relations with subcontractors. Some subs can be booked up as far as a month or more in advance, requiring contractors to adhere to their schedules and strive to remain the sub’s top priority. Friedell Co. achieves this through these activities:

  • Communicating right from the beginning and updating subs regularly so the project moves smoothly and the sub knows what to expect.
  • Requiring written bids and stressing that subs adhere to those costs unless change orders arise.
  • Paying immediately -- all bills received by Wednesday are paid by Friday. "That earns us a lot of loyalty," Roger Friedell says. "That lets them budget their own cash flow and depend on us. It makes us stand out."
