GOLD Whole House Over $750,000
CG&S Design-Build, Austin, Texas
Located at the lowest point of the property with a dry creek running behind the yard, this 1980s home experienced several flood events over the years. The owners sought out CG&S Design Build to provide a permanent fix to the flood problem in addition to updating the finishes, transforming the home’s interior and exterior appearance, and adding square footage. CG&S created a landscape plan for the entire lot included a system of berms to direct floodwaters away from the house and to the creek in the rear.
The two-story home was completely gutted, a process that included removing the roof entirely. Additions occurred at the rear and south side of the home. On the first floor, a new office and in-law suite were built in place of existing bedrooms. The opposite side of the home included a new bay added to the garage. The kitchen was doubled in size, and the adjacent breakfast area was expanded further into the rear yard. The exterior wall of the living room was moved out, making room for a large TV/media wall. In the backyard, a new covered patio extended along the rear wall of the house, providing covered outdoor seating and dining adjacent to a new pool and spa.
Moving upstairs, a larger master bedroom was added to the south side of the house, and a new master bathroom featuring a large walk-in shower with mosaic glass tiles was constructed in the additional space along the home’s rear wall. The original master bedroom was converted into a walk-in closet with custom shelving and built-in furniture. Additional bedrooms and a shared bathroom have been enlarged and refinished.
The exterior features a mix of stone, siding, painted brick, a standing seam metal roof, and windows protected by large awnings.
